We own every property we sell, as verified by county records, and we pride ourselves on maintaining the highest standards of business ethics. If you have any questions or concerns, please feel free to reach out. Rest assured, there’s no catch—this is not a scam. When you purchase land from us, we enter into a legally binding agreement that commits us to uphold our part of the deal. We are contractually and legally obligated to transfer the land into your name upon receipt of full payment. If we did not honor this commitment, we would face legal consequences. We offer seller financing to provide an accessible path for individuals like you to purchase land.

Yes! With our in-house financing there is no application and no credit check.

Step 1: Buyer makes a deposit to secure the property. Step 2: Buyer signs closing documents (They will be sent securely and electronically to the buyer usually within 48 hours after a deposit is made). Step 3: Once the Buyer makes all the payments, we transfer the property deed to the buyer.

Yes, while you can gather a wealth of information about a property online, we strongly recommend that every buyer inspects the property and conducts thorough due diligence before entering into a purchase contract.

Sometimes this isn’t possible so some folks will secure their property with a deposit to ensure that the property isn’t bought by someone else by the time they arrive to see the property. Please note that the property will not be secured until we receive your deposit (rest assured, your down payment is protected by our Worry-Free Guarantee).

No, we are not agents. We actually own our properties.

We specialize in vacant and undeveloped land. Some properties may include various services, such as sewer, water, and electricity, while others may be entirely raw.

We will provide detailed information about the available services for each property listing.

We don’t charge sellers any fees to help them find a solution. We purchase properties at win-win prices.

When you buy an investment property from us you will have the confidence that we clearly communicate all costs. Know that you are getting a deep discount, below market rates, because you deserve it with no hidden fees added. A win-win for all.

Your satisfaction is our top priority. If you’re not completely satisfied within the first 90 days after your deposit, please reach out to us via phone or email. We will be happy to exchange your property for one that better meets your needs or issue a refund for all that you have paid toward the property (document and other fees are not refundable).

Great question! Unlike using a realtor and the MLS, with us you are working directly with the property owner.

By working directly with us you avoid those big realtor commissions that cost you more money. This approach also allows us to complete transactions more efficiently, without the involvement of agents.

We work with buyers who want to close quickly, so most of our clients pay cash or make monthly payments to us. However, if you are pre-approved with a bank and can close quickly let’s talk.

You won’t be able to build on the property until the deed is in your name. That occurs immediately if you pay cash or after you’ve made all your loan payments.

However, you are free to visit, camp, and enjoy the land as long as you’re adhering to the county’s rules and regulations.

Mineral rights are typically not included. Most commonly the mineral rights were sold off decades ago by the early developers. We have never found this to be an issue with any of the properties we have sold.
