You can purchase any of our properties with our easy Seller Financed Monthly Payments or enjoy a hefty discount if you pay cash. There are NO credit checks and NO prepayment penalty. Anyone who can afford the deposit and monthly payments is approved.

CASH PURCHASES


To reserve a property by credit or debit card use the link on the property webpage and let us know you want to take advantage of the cash discount.

Once we receive your deposit, we will send you a purchase agreement electronically via SignNow.com for your review and electronic signature. We ask that the balance is paid within one week via wire transfer or certified bank check.

As soon as your payment is received and settled, we will send the notarized Warranty Deed to the County Recorder to record it in the official public records of the county and send you the original recorded deed for your files. That’s it – You own it!

SELLER FINANCING PURCHASES

To reserve a property by credit or debit card use the link on the property webpage or if you are more comfortable securing this property over the phone give us a call. If you want to make a larger down payment or pay the loan off in less time, let us know and we will create a custom payment plan just for you. The larger your down payment and the shorter your loan the less it will cost you.

Once your deposit is received, we will create documents with all the details. Usually within 48 hours we will send them to you electronically via SignNow.com for you to review and complete. Your first payment will be collected automatically via ACH from your bank account approximately 30 days after your deposit and then monthly thereafter via our automated payment software.

After you sign the documents we will set up your loan in our loan servicing system. Then, you will receive an email to set up a secure login to your account where you can review the progress of your loan 24/7, make additional payments, and print receipts. This system helps us provide the best customer service we can by allowing you to access the details of your loan at your convenience. Of course, you can always call, text, or email us anytime.

There is never a prepayment penalty, you can make extra payments or pay your note off completely at any time.

Once your payments are complete or full payment is received and settled, we will create a Warranty Deed, to transfer the property to you. We then send the notarized Warranty Deed to the County Recorder to record it in the official public records of the county and send you the original recorded deed for your files. That’s it – You own it!

*** Please be aware that we require the property to be paid off and deed transferred to you before you make any improvements (build) or live on the land. There is no prepayment penalty so you can pay it off as early as you like.
